1. Will you know all of my financial information? Net worth, debts, income, assets?
Answer: No, the lenders do not disclose this information unless given permission to do so by you.In some rare cases it may become necessary but most often the lender and I will discuss the file and discuss where things are and what conditions may need to be met so that all parties are on the same page and able to reach the common goal, closing.
2. I will be paying cash to purchase my new home what is required?
Answer: It is typical in our market to provide what is called proof of funds to the seller, title company. This can be in the form of a bank letter, account statements, financial statements or otherwise.
3. Do you have names of mortgage lenders, insurance companies, lawn care services, cleaning services, etc that you can recommend?
Answer: I keep a very strict list of service providers to give to you at your request. I am not able to “recommend” any one person…. the list is closely monitored however. Many of the names come from clients, the local BBB, Angies List and other REALTORS.
4. Are you there for me/us throughout the entire process?
Answer: Absolutely, I love my job and I love this industry. I intend to have you as part of my real estate family for life. I am there before, during and after the transaction – for all your real estate needs and quite honestly just to chat if we want to chat.
There is a funny lull in the action that always makes my clients a little bit nervous…. We go from see houses together and/or talking constantly, negotiating the offer to contract, having inspections, discussing repairs, responding to the lenders needs and title company needs to…..a quiet behind the scenes stage…when the buyer/seller can sit back and generally let all the persons working on their behalf complete much of the process. You’ll know it when it happens...it happens during every transaction. Use this “quiet time” to arrange for utilities, arrange for movers, etc because it doesn’t stay quiet for long.
5. Why should we work with a REALTOR?
Answer: Surveys show that many homeowners and homebuyers are not aware of the true value they receive in the services a REALTOR® provides during the course of a real estate transaction. At the same time, regrettably, REALTORS® have generally assumed that the expertise, professional knowledge and just plain hard work that go into bringing about a successful transaction were already understood and appreciated by homeowners and homebuyers.
Many of the most important services and steps are performed "behind the scenes" by the REALTOR® and have been traditionally viewed simply as part of their professional responsibilities to their client. But, without these steps, the transaction could be placed in jeopardy.

6. What costs am I the SELLER responsible for paying?
Answer: Ask me for a SELLER'S NET SHEET. THIS IS THE BEST WAY TO FIND OUT WHAT YOU WILL RECEIVE IN SALES PROCEEDS... The seller can generally be expected to pay for: real estate commission; document preparation fee for deed; documentary transfer tax; any city transfer/conveyance tax (according to contract); payoff of all loans in seller’s name (or existing loan balance if being assumed by buyer); interest accrued to old lender; statement fees, reconveyance fees and any prepayment penalties; termite inspection (according to contract); termite work (according to contract); home warranty (according to contract); any judgments, tax liens, etc. against seller; recording charges to clear all documents of record against seller; tax proration for any property taxes owned at time of transfer; any unpaid homeowner’s dues; any and all delinquent taxes; notary fees; and any bonds or assessments (according to contract).
7. Why shouldn’t I just sell my home myself?
Answer: Many aspects of the selling process are impractical for a homeowner. You would need to be prepared to market and show your home, which would mean taking calls at all hours and sacrificing your free time for showings. Plus, I will pre-qualify prospective buyers - most people are not comfortable asking strangers how much money they make and how their credit is. I am highly trained in every step of selling a home, I have the negotiation skills to make sure you get the highest possible price.
